Heritage overlay HO1177 covers 53 Tucker Street. If your own house is in an overlay, find out from the City before work begins; the heritage information sheet explains what needs a planning permit. Don’t assume your cottage has the same footings as number 53. The stone footings in its heritage record belong to that one house, and only an inspection shows what’s under yours.
Roads around Breakwater were closed during the October 2022 floods. If water reached your property, ask for the subfloor to be checked for damp ground and blocked vents. Before you call, write down the address and what you’ve seen, and say if the house has been restumped before. For larger jobs, the builder must arrange Home Warranty insurance through the BPC; ask to see the Notice of Cover. With your consent, we’ll pass your details to a registered restumper.
